Protecting and Enhancing the Site's Natural Character

Protecting and enhancing the natural character of the site has been a guiding principle throughout the planning process.

The Magnolia has been carefully designed to preserve significant open space, strengthen long-term tree canopy, and reduce paved areas on the property.

The updated proposal relocates the building into the middle of the site, creates the required 50-foot setback, and incorporates a substantial tree easement and new plantings designed to protect and enhance the landscape over time.

Enhanced Tree Canopy and Screening

The project includes a robust landscape and tree protection strategy, including a 50-foot tree easement and new evergreen plantings intended to create a strong long-term buffer. The proposed tree screening is designed to limit views of the new building from surrounding open-space areas and strengthen the connection between the site and its natural surroundings.
