The Magnolia
The Magnolia is a thoughtfully designed residential development that will transform the former Monastery of St. Clare site into a vibrant new housing community in the heart of Jamaica Plain. Led by Sixteen Penny Co., the project will deliver 158 new homes, including both condominium ownership and rental opportunities ranging from affordable to market rate. The Magnolia will help address Boston’s urgent need for new housing while creating opportunities for residents to live in the Jamaica Plain community long-term.
Designed with a strong emphasis on biophilic design — delivering a symbiotic relationship between people and nature — The Magnolia will introduce significant new green space, landscaping, and tree canopy enhancements throughout the site. By preserving 27 existing trees and planting approximately 50 new trees across the property, Sixteen Penny will significantly enhance the site's overall tree canopy. The investment will help expand green coverage along Centre Street and throughout the surrounding neighborhood while creating a more welcoming, walkable, and environmentally resilient community.
The project has been shaped through extensive public engagement and ongoing conversations with neighbors, local stakeholders, and community leaders to ensure the redevelopment reflects the character and focus areas of Jamaica Plain. In addition to creating much-needed housing, The Magnolia will generate significant new tax revenue for the City of Boston, support local economic activity, and revitalize an underutilized campus with new public-facing improvements and long-term neighborhood investment.
