Since the beginning of the planning process, Sixteen Penny Co. has worked closely with neighbors, community organizations, and local stakeholders to ensure The Magnolia reflects the priorities and character of Jamaica Plain.
Through public meetings, community conversations, and ongoing outreach, residents shared thoughtful feedback that helped shape the project.
As a result, The Magnolia now reflects the third major iteration of the proposal, incorporating meaningful changes in response to community input.

A redesigned five-story, U-shaped building that creates a 50-foot setback and preserves more open space around the property.
A plan that relocates building massing into the center of the site to meet required setbacks.
Expanded tree canopy, enhanced landscaping, and biophilic design elements.
A more sustainable site design that reduces impervious surfaces and increases green space.
A dedicated tree easement and enhanced long-term tree protection strategy.
New rental and condominium ownership opportunities.
38 affordable homes including 36 units at 60% AMI and 2 units set aside for housing vouchers.
